Lake Nona is one of the most talked-about addresses in Central Florida — and for once the buzz is earned. What began as a ranch and golf community southeast of the airport has grown into a master-planned district covering roughly 17 square miles, according to its developer, Tavistock, with its own medical campus, a national tennis center, a walkable town center and a steady pipeline of new neighborhoods.
For buyers, that means choice: brand-new construction next to resale homes that already have mature landscaping, condos and townhomes alongside lakefront estates. It also means a few local details worth understanding before you write an offer. This guide covers both.
Why people love living in Lake Nona
Most Lake Nona residents will tell you the same thing: everything you need is close. Neighborhood trails connect to parks and lakes, the Town Center gives you restaurants, a cinema, Boxi Park’s open-air food court and the Lake Nona Wave Hotel without getting on a highway, and Orlando International Airport is minutes away for anyone who travels for work.
The community was planned around health and wellness, and it shows in the details — wide sidewalks and bike paths, fitness programming, and many residents work in healthcare, research or education. It feels newer and more intentional than much of metro Orlando, without feeling like a resort.
Medical City and the local job base
Lake Nona Medical City anchors the area’s economy. The cluster includes the University of Central Florida College of Medicine, Nemours Children’s Hospital, the Orlando VA Medical Center and the University of Florida’s research and academic center, plus a growing list of biotech and life-science employers.
That concentration of professional employers tends to support steady demand for Lake Nona homes and for rentals — useful if you are buying with an eye to renting the home out later.
Neighborhoods and home styles
Lake Nona is a collection of villages rather than one subdivision, and each has its own personality. Laureate Park is the walkable, front-porch neighborhood many people picture first, with a village center and a mix of townhomes and single-family homes. NorthLake Park offers lakefront living and its own community school. Lake Nona Golf & Country Club is the established, gated, private-club option with larger estate lots. Newer phases continue to open on the community’s edges, often with builder incentives.
Expect modern construction throughout: open floor plans, energy-efficient systems, and smaller yards in the more walkable villages in exchange for shared amenities. If you want acreage, look to the country club or nearby areas just outside Lake Nona proper.
Prices, HOAs and CDD fees
The median sale price in Lake Nona was $485,000 in the fourth quarter of 2025 (Stellar MLS data), compared with an Orlando metro median of $399,600 in September 2026 (Orlando Regional REALTOR® Association). Townhomes and condos open the door below that, while lakefront and country-club homes run well into seven figures.
Two line items surprise newcomers. Most Lake Nona neighborhoods have a homeowners’ association fee, and many also carry a Community Development District (CDD) assessment that appears on the property-tax bill and funds roads, utilities and amenities. CDD amounts vary widely by neighborhood and by how long the bonds have left to run, so we pull the exact figure for every home before you commit. Budget for homeowners insurance too: Florida’s statewide average was $8,292 a year in 2025, according to Insurify’s 2026 Insuring the American Homeowner Report, and your own quote will depend heavily on the age of the roof and the home.
Schools
Lake Nona is served by Orange County Public Schools, including Lake Nona High School, Lake Nona Middle School and several neighborhood elementary and K–8 schools. Charter and private options are also nearby. Attendance zones in fast-growing areas change, so always confirm the zoned school for a specific address directly with the district before you buy.
Getting around: MCO, Brightline, 417 and 528
Location is Lake Nona’s quiet superpower. Orlando International Airport sits just to the north, and the Brightline station at MCO puts high-speed rail to South Florida within a short drive. SR 417 (the Central Florida GreeneWay) and SR 528 (the Beachline) give you fast toll-road access to Downtown Orlando, the attractions corridor and the Space Coast beaches.
Drive times are estimates outside rush hour: around 10–15 minutes to the airport, 25–30 minutes to Downtown Orlando and about 45 minutes to Cocoa Beach. If you commute daily, we’ll test-drive the route with you at the hour you’d actually travel.
Lifestyle and amenities
Weekends revolve around the outdoors: miles of trails, lakes for paddling, community pools and the USTA National Campus, the home of American tennis, with public courts and programs. Lake Nona Town Center adds dining, shopping, events and entertainment, and the community has invested heavily in public art.

What is a CDD fee and do all Lake Nona homes have one?
A Community Development District assessment repays bonds that funded neighborhood infrastructure and amenities. It is billed with your property taxes. Many, but not all, Lake Nona neighborhoods have one, and the amount varies by neighborhood and bond term, so we look it up for each home you consider.
How far is Lake Nona from Orlando International Airport?
Most Lake Nona neighborhoods are an estimated 10–15 minutes from MCO by car outside of rush hour, which also puts the Brightline station at the airport within easy reach.
Is Lake Nona a good place to buy a rental property?
Many renters in the area work for the nearby medical, research and university employers. Check each neighborhood’s HOA leasing rules first — some restrict short-term or first-year rentals. 1Brokers can run a rental analysis and manage the property for you.
Are there new-construction homes in Lake Nona?
Yes. New phases and builders continue to open, often with incentives. Builders typically pay buyer-agent compensation; we confirm the policy for each community before you visit. Register your agent on your first visit to the sales center.
