Lake Mary: top schools, easy commutes and a calmer pace

Lake Mary sits just north of the Orange–Seminole county line, and for many families that line is the point. The city combines well-regarded Seminole County public schools, a strong job base and a relaxed, lake-dotted setting about half an hour from Downtown Orlando.

It is a favorite for professionals who want a reasonable commute, families focused on schools and buyers who want newer homes and established neighborhoods without the bustle of the urban core.

Why people love Lake Mary

Lake Mary feels organized and easy. Neighborhoods are tidy and green, parks and trails are close to most homes, and the Cross Seminole Trail and Lake Mary Trail connect walkers and cyclists across the area. The historic downtown and Colonial TownPark offer dining, shopping and community events within a few minutes’ drive.

The city is also a corporate center for the region, with office campuses for financial, technology and healthcare employers along the I-4 corridor — so many residents work close to home.

Neighborhoods and home styles

Lake Mary offers a wide range: established single-family neighborhoods from the 1980s and 1990s with mature trees, lakefront homes on the area’s many small lakes, townhomes and condos near the employment centers, and newer communities on the city’s edges. Heathrow, just to the west, is a well-known guard-gated golf community with larger homes.

Lots tend to be more generous than in Orlando’s newer master-planned communities, and many neighborhoods have no CDD assessment — a meaningful difference in monthly cost.

Prices

The median single-family sale price in the City of Lake Mary was $550,000 in September 2026 (Stellar MLS InfoSparks), above the Orlando metro median of $399,600 that month (Orlando Regional REALTOR® Association), reflecting demand for the schools and location. Townhomes and condos come in below that, while lakefront and Heathrow homes trade well above it.

Schools

Lake Mary is served by Seminole County Public Schools, a district that has earned strong state ratings in recent years (check the Florida Department of Education reports below for current grades), including Lake Mary High School and neighborhood elementary and middle schools. Private options such as Lake Mary Preparatory School are nearby. Confirm zoning for each address with the district, as boundaries can change.

Getting around: SunRail, I-4 and SFB

The Lake Mary SunRail station offers weekday commuter rail south through Winter Park to Downtown Orlando. I-4 runs through the city, SR 417 is close by to the east, and Orlando Sanford International Airport is about 15–20 minutes away.

Drive times are estimates outside rush hour: 25–35 minutes to Downtown Orlando and about 40 minutes to Orlando International Airport.

Lifestyle and recreation

Outdoor time is easy to fit into a Lake Mary week. The Cross Seminole Trail and the city’s own trail network link neighborhoods, parks and shopping, and the area’s many small lakes give lots of homes a water view even when they are not on a large lake. Nearby, the Wekiva River and Wekiwa Springs State Park offer paddling, swimming and hiking in some of the most beautiful natural scenery in Central Florida.

Colonial TownPark brings restaurants, a cinema and regular community events, the historic downtown is growing, and the shops and restaurants along the I-4 corridor and in nearby Sanford’s historic downtown add plenty of variety for evenings out.

Who Lake Mary suits best

Lake Mary is a strong fit for families who put schools first, professionals who work in the city’s office campuses or commute up and down I-4, and buyers who want a well-run, quieter suburb with established neighborhoods. Because many neighborhoods were built in the 1980s and 1990s, check the age of the roof, HVAC and water heater on resale homes — they affect insurance and your first-year budget, and we factor them into every offer.
